To Iphone/iPad app makers

Anybody have any luck making an app, and then selling that to a specific company/business? If so, what legal steps did you take with contracts, etc. My friend and I are working on an app together, but we are unsure how to contact said business to try to sell them our idea. We have not yet put the app in the itunes store or registered with Apple yet to become "official" app makers.
