Make sure you get a reputable company to do a full extermination job on termites!!!! I can't stress this enough.
 
I had several inspections (HVAC, structural, termite) done prior to closing, along with language in the offer contract stating that significant problems (i.e. over $X in repair) would need to be addressed by the seller prior to closing, or the contract could be voided. Considering the amount of money the house will cost me over the lifetime of the mortgage, a few extra hundred up front to make sure you're getting what you're paying for is money well-spent.
