The situation in the hood

Our block of 50 houses has eight un-occupied houses of which four are in foreclosure and the owners of the other four are waiting out the market. One additional house on the market but no action.

Stepping out a bit it looks like an additional four foreclosed houses within the next blocks out from us. The neighborhood is mostly 60s-70s vintage single family houses with a handful of 90s-00s all in the 1100-1800 sq ft range.

Meanwhile around the block, builders are throwing up 23 brand new stucco pinatas in the 2000-3000 sq ft range with more to start in the next couple weeks. Stepping out a bit more there are maybe ~80 new houses under construction within a mile of me. Yet in this size range there are around a 150 06-08 vintage pinatas sitting vacant that have never been occupied.

That's what's happening here. How are things in your world?

We have been pretty stable in upstate ny, my house has actually gained value, and I don't know of any foreclosures in our neighborhood.

They aren't really building a lot though.

Still waiting for prices in the pennisula/bay area to drop to something reasonable. Would be nice to slot in at under $5000/month for a house,insurance, & property tax in a good neighborhood.

Maybe in 3-4yrs we will just bail out of this place and go live in a nicer community for less money..........

You must live in an area that is still developing.

Here in LA/OC area there is no new developing. Only things that are developing are out in the boonies where no one wants to live.

We live out in the boonies. Our neighborhood was built in the 60-70s and then left alone until 2002 when the bastards returned and started blading all around us. Bladed and bladed and built and built and sold and sold. Except for the selling part.

We're in the last subdivision before the almond farms start...and dairy farms...and peach orchards. We have at least a half-dozen empty houses in this subdivision of about 250 houses. One is right behind mine, but finally, the bank has taken an interest. They've had a crew over working on the back yard, knocking down the 6-8 foot tall weeds that have taken it over. Hopefully, they'll clean the place up and get it sold.

what city/state? cuz that sounds a lot like las vegas...i just moved here a couple months ago and it's very sad. houses in my neighborhood with $400-$450K median prices for the last 5 years are now under $200K. the house next to me sold in a bank auction for $60K...
