Strange random loss of network connectivity. Ideas?

Okay here's the situation.
At my office we have a DSL connection, and 2 24 port switches in our closet. We have one Cat5e going out to a modular building on our site. That Cat5e goes into a 5-port switch to be shared by 3 computers. Recently, we have been having the connection to our modular building go out. The rest of the network is fine. I have tested the run of cable between the buildings with a cable tester and it comes back fine. I have tried using 2 different switches (5-port in the modular) and the same thing happens. I have tried connecting to each of the 2 24 port switches in the closet. If I unplug the 5-port switch and plug it back in, everything will be back up and running for about 1/2 hour, at which time the 3 computers in the modular will lose their connection. Funny thing is that 2 weeks ago we had this problem for a couple days, then it went away for about a week and a half. Now it's back. It still shows as connected, but I lose my DHCP assignment and it goes to the default 169.x.x.x IP. I can't ping either of our servers or the internet (obviously). I have also tried replacing the cable from our patch panel to the 24 port switch. I'm stumped, any idea what could cause this random behaviour??
