So... my water heater just burst

So im sitting there watching TV and all the sudden I hear a hissing noise. My first instinct was that it was a gas leak so I get my room mate and we start moving all of our TV and entertainment center and find water spraying all over the place. I managed to shut the water off going into the heater and turn the gas off so it didnt start a fire or anything, but still there is around 30 gallons of water in there slowly draining on the floor. Not to mention the fact that we are on a second floor apartment with my neighbor living below us, she is gone for the weekend.

This is just what I need when I have 2 finals and a paper due tomorrow afternoon.

Its now almost 10am and I have seen or heard absolutely NOTHING from them. The heater is now just about done dripping out, although it has been running water out on the floor for going on 15 hours now. You'd think they'd be in a hurry to fix a water heater and a furnace for some tennants.... as those are 2 necessities in sub 30 degree temperature ohio weather.
 
Call the super...it's their job to fix/clean it up, get your crap away from it ASAP though, and call whoever is in charge of the apartment complex. Tell them they may want to check the neighbor's apartment below you and move stuff out of the way if possible, otherwise they'll be liable for replacing it.

I should have clarified this, the TV is on a wheeled stand that was positioned in front of the door to the water heater and furnace..... we moved that stuff to open the door to see what was going on.
 
Where's it leaking from?
If water is "spraying all over the place", I have difficulty believing it's from the tank itself, as there is an inner tanks, then insulation, then an outer cosmetic "tank"

Called them immediately, No answer on the "emergency number." (went straight to voicemail) Left a detailed message about the problem and who i am and how to get ahold of me.

Decided after about 15 minutes to try them again and this time the phone rang and a woman picks up, and I tell her the problem. She says that Brian (the property manager) was on a plane and could not be reached and that the person that handles this sort of thing wouldnt be able to get here until sometime tomorrow. I tried to give her my number in case he got back and she said well it wont do any good, he's not going to come out and do anything about it tonight.

So I have no hot water and no heat (problem from yesterday) and water running all over my floor and possibly into my neighbors downstairs.

The water was spraying out from the threads on the tank drain valve, right where it screws into the tank. But now the water is not running out there (the pressure is off), yet it is still coming out somewhere underneath the tank. I cannot tell where though, not that it would make a difference.
 
Clean it up as best you can then, and call your insurance company (if you have renter's insurance) to let them know what's going on, and what your property manager's response to it was so far. They'll likely cover any damage to your property, and then take it out of the managers if they feel they were responsible for a more timely response.

I think he thought (and I did too) that the OP was more concerned with getting the tv out of the room in case the gas blew up than anything else.
 
isolate (close valves) and connect a hose to the TP valve and pull that lever to release pressure. This will stop the pissing all over everything.

Tanks springing a leak are not uncommon especially in heaters that are not properly maintained; i.e. drained regularly and anode rod checked.

I think he thought (and I did too) that the OP was more concerned with getting the tv out of the room in case the gas blew up than anything else.

#1. Go get a hose and screw it into that valve down low.
Assuming you have the water Inlet turned off as well.

THEN Open the Tempurature Relief Valve at the to to allow it to drain.
Did I say the open end of the hose goes out the door ? This will encourage siphoning out sa well.
#3 No Heat? No Hot water? No service?
You could call a plumber, and deduct from the rent as this technically renders your place uninhabitable. I would negotiate a rent reduction for this .
That ain't right, saying wait until tomorrow
 
checked around the people that i know at the complex and neighbors close by and nobody has a hose at all.
I dont really have the time to go out and get one, becuase its not going to accomplish much and if the land lord's attitude is to wait until tomorrow then that's whats going to happen.
 
Well, at the very least make sure you've got the *incoming* water shut off. (Sounds like you did).


Then, before you dump the WHOLE 30 gallons of water throughout interior walls, ceilings, floors, etc....................at least get a bucket & start draining water a bucketfull at a time out of that thing.......(dump the full buckets down your drain).

Once it's empty you'll at least be able to rest knowing you're not draining any MORE water throughout the place than necessary.

Why? He's not the landlord. He's got 2 finals and a paper due tomorrow. He should move his stuff, make the phonecall, and get back to studying. I'm sure the slumlord won't be helping him graduate college because he wasted the night fighting the water.

Right. Because all the GOOD students don't study at all for their finals the day before the test. :roll: I mean, how stupid is that?
 
Its not that I was not prepared for the finals and whatnot, I did procrastinate a bit on the paper but that is going well too. I just really wasn't hoping to have to take 2 hours out of my night to move all of my stuff out of the way and then wonder just when they will be coming tomorrow to take care of this mess. I would call a plumber on my own, but I know its going to take a new water heater and I'm not about to pay for that if it's their responsibility.

I do think it is unreasonable that they basically said just wait until tomorrow and someone will be out, without giving me any kind of time. I really dont want to be awoken at 8am tomorrow morning so some freaky looking guy can start tearing apart my water heater.

My room mate also just reminded me that they had called last Friday and that someone would be coming at 1PM Monday to look at the apartment for next year. They are certainly going to be in for a suprise.


I dont really know what good pics would do but if that would help I will put some up after this paper is done.
