So if you had $70,000 to invest what would you do?

Here's the situation:

I decided not to buy in California right now. The market in my area is far too risky, -7% last year, I'd be getting an Interest only loan, and might only be around 3-5 years. So what should I do with my $70,000? I want to keep around 20k in my savings, which I get a guarenteed 5.05% return. What should I do with the rest? I'm not a big stock picker guy. I'm thinking of splitting 3-4 ways but into what? I always hear about Index funds that get an average of 6-10%. I'm looking for medium to medium-low risk.

My two options

50k in 5.05% savings
10k in VFINX
5k in JAOSX
5k in RYVPX

OR a more risky mix

40k in 5.05% savings
10k in VFINX
10k in JAOSX
10k in RYVPX

Depends what your plan/time lime is. For sure some on CD's or some kinda high yield savings account. But I would always put some in a mutual fund.

I'd buy another house and fix it up. I have my eye on one that's sitting at $60k right now, but I'm betting they'd take closer to $50k.

First of all, congratulation for saving that much money. I have about 50k in savings right now. I would have the same amount as you if family members would stop borrowing money from me. I'm in the same predicament. I want to make my money work for me.

I'm assuming you're still relatively young (22-35 y/o). If that is the case, you can afford to be a little bit more risky. Right now I'm looking at stocks that are down in the slumps. As an example is AMD. Since I'm more likely to keep up with the technology stocks, I think this is a potential buy for me. Still on the fence ATM. Other stocks I'm looking at right now are the subprime lenders. The ones that have survived the scare (the scare is not over yet, though) is going back up. Of course, I'm more speculative than conservative so do your own homework and decide whether the risk is worth it.

I'd keep $10K of that in high interest savings and invest the rest in index funds/ETFs.
