Selling our House - What is the fair way to take bids

We are selling our house by owner and have several interested parties coming to the house. The first one that called is scheduled at 1pm and another party (who called much later) is coming at 10am.

My question (and hopes) - What if the first party offers to buy the home??

Is it rude to consider the offer for 24 hours and let the other people have a chance to look at the home??
Do you just tell the next people that a offer has been made on the home already and let others bid if they want to? Then you can take the best offer and terms (preapproved, move-in date, etc..)


We are not trying to rip people off, we just want to fair to all parties coming to look at the house...

Thoughts or suggestions??
 
You don't owe those people anything. You weight all bids and get back to them and then they can put a contract on it. Let them all make an offer if they want to. You're under zero obligation to accept.
 
throw out the offers where the buyer is NOT pre-qualified. This way you don't discout legitimate bids for some schmuck that cannot get financing. Compare all offers side by side and choose what is best for you.

Remember, its your house and you don't have to tell them yes or no right away, tell them you will get back with them within X hours (48 or 72...etc).
