Selling my house

I have had my house for sale for a little over a month now. Right away I had a contigent offer that stayed with it for 30 days, that expired and they want to place another one on my house. I only had 2 showing on my house in that timeframe. The thing is they need to sell there house, they just reduced the price on there house, and without selling there house they can not buy mine. They also want the contingent offer to stay until June 30th. I am wondering if having my house as contigent might scare off other buyers, what do you guys think. The price they are wanting to give me is reasonable.

How strong is the offer on their house? When are they planning to close? Are they willing to place a respectable deposit?

Their house has had a few views, no offers to this point. They have a large house on a lot of land, downside is it is a manufactured home, which is undesired in a house in that price range. I have already moved out, and they want to close asap.

From what you're telling me, their offer is not strong. You didn't say they had a deposit and their house is not moving as quickly as they want. I would not allow them to tie up your property for any length of time, which is not to say don't sell it to them, but continue to market the property as if they weren't going to come through.

Of course I don't know your situation or theirs, if you lived in Maryland I could help you more.

If you don't know, ask your realtor. That's what they are there for. If you don't know and don't have a realtor, for godsakes get one.

Problem being is the realtor is working for both sides. She is pushing me to take the contingent offer. However my time is expired to take the offer so I guess that answers my question.

Tell her to find you another buyer or you will fire her and re-list with someone else. Never ever allow your realtor to work both sides of the transaction.
