Selling My House w/o a realtor?

Hello.

I am selling my house w/o a realtor. I don't need one, (and don't want to pay ~6% in commissions) the neighborhood I live in is one of the hottest in Tampa, most houses only stay on the market for a few days. 😀

I assume I need th eservices of a title company - but what else do I need?
 
Use one of the your home direct companies. One advantage of realtor is you can screen the freaks who might come into your house.

What's a Home Direct company?
 
you need to make it clear to any buyers that if they have an agent, they are responsible for the 3% commission for that agent. Add that to any info packets you print up.

You may also need an attorney
 
you will need a lawyer.... they will tell you all the stuff you need to sell.... they do title search, hire surveyor if needed, etc.....
 
The only thing you need is a lawyer.

And time - selling a house yourself takes a lot of effort. Keep in mind that your are responsible for preparing the house, marketing the house, showing the house and negotiating the offers.
 
One thing to look out for. If your house is listed on the MLS (multiple listing services) and you get buyers who have real estate agents they may try to get their 3% from you as part of the sale.

If you make money by selling houses, would you take a welfare mom to see a million dollar mansion?
 
use a realtor. A good realtor can get you more money (often, more than enough to cover the commission) and they doo most of the work and handle the problems.

As long as you know the realtor. I would probably only sell my house through my realtor...she's the one that helped me buy my first house...she was simply amazing and honest. That's what it takes...someone who cares more about your feelings toward what's going on than their commission.

If you sell it yourself, find a good attorney to take care of the paperwork and as stated before, you need to make it clear that you're not going to pay 3% to the agents. Try looking for classifieds like "For Sale By Owner" mags. They have those in most cities and you can submit pictures of the house that way and have them published.

Also, check to see if there is a real estate listing for your area and find out what the houses on your street recently sold for and factor in inflation. It will give you a good idea of what the asking price/selling price ratios are so you can throw in a proper markup.
 
In our area, all you need is a lawyer.
You have to prepare a lead statement, make up a disclosure, and do a smoke test. There's a couple other silly things, too.
The lawyer will take care of everything else.
Don't show the house yourself. Get a friend/trusted someone to do it and make sure the prospects know your friend/trusted someone isn't the owner. When an owner shows the house buyers can't talk freely. The time the buyer spends there with their partner is when the real decisions are made.
If you're there you'll fvck up the whole psychological aspect. Honest.

we are talking about 2 diff things, a welfare mom wouldnt waste her time to look at a million dollar mansion. Grey says that by using a realtor, they won't show your house to freaks, which I think is totally false, a realtor will show a house to anyone, including freaks. If a freak wanna see a house, he/she will find a realtor willing to show it.

Realtors will show a home to anybody. They have to, that's why they are employed.
They also have to accept an offer of any price from anyone. That's law, or so I've been told.
The only advantage I can see to hiring a realtor is that they have an advertising network that should assure that you get top buck for your house. If you already have an appraisal (from the bank, not what a realtor has told you) and that's what you want, then you can just wait out prospects until you get what you want.
Ask a certain percentage over the appraisal price, or whatever the market bears in your area. If buyers are paying a premium in your area find out what that premium is on average and ask whatever it is. You can always take a lower offer.
