Selling my condo

I will be selling my condo soon and I am just wondering how much should I expect to fork out for closing costs and other various fees? I already know that my appraisal will be $350 and I am going to list my condo on a FSBO website so I wont have to deal with any agents (hopefully). Anything I need to watch out for?

couple things you'll have to look for: Title insurance, transfer taxes. regardless, expect in the .7-1% range even w/out commission.

Also, if your buyer comes with an agent, expect to pay and additional 2.5-3%.

All you really save is the 2.5-3% you would've paid your own agent.

Thanks for the info. Another question, I plan to make a profit off of it so will they take the closing costs out of the check that is cut to me for the sale? What I am trying to do it avoid as much out of pocket up front as possible at this time.
