Selling Home: List myself? or use Realtor?

I'm in the middle of having to make a QUICK move back to NY (I'm in MA). I own a Condo and will be selling it.

So I'm looking for people's opinions (more so if you have experience) on whether I should sell it myself, deal with all the hassles and save the 4-6% commission from the Realtor?...Or eat the commission and let the Realtor take care of selling, while I attend to getting my butt down to NY?

How fast are places moving in your area? If it's a slow moving market, you may need the extra connections and active aggresiveness of listing it with a real estate company.

If they are moving quick, and you have a highly desired property, then you might just do very well. Speaking from experience in my areas, condo's move, very, very, very quickly, and most signs that I see in from of them are listed, "For sale, by owner". Very few of them are listed through realators.

Since it is a condo, is there a condo association that can help with selling it? If so, you can probably get by without a realtor. If you want it to move quick, it is usually best to go with a realtor and eat the fees, but like vi_edit said, if other condos in the area are selling, you can do FSBO.

Thanks guys, yes my Condo seems to be in highly desired area...I'll give the FSBO a go.

Anyone have some precautions and little things that should be considered? Like I know I need to get a Fire Inspector in to inspect and verify my Fire Alarms...Which I could have easily forgotten.

If you do go FSBO (pronounced Fiz-BO), instead of just doing it all yourself, trying using a local For Sale By Owner agency (if there is one available in your area). For a relatively small fee they will help you with all the legal details, sell your signs and listings, and even help steer buyers in your direction.

I wonder if I couldn't talk an Agent into taking less commission. I mean, it's a hot property, not like it'll stay on the market long

Go FSBO. You can get a TON of info from the title agency you choose. They're the ones handling most of the details anyway. The biggest precaution I could give you is to price it correctly from the start. Figure on splitting that 6-7% savings with the buyer.
