My dad is selling the house he grew up in that was passed down to him after my grandmother passed away two years ago. After the paper mill was shut down the town has become half the place it used to.
The house is a well preserved two story house near Baxter State Park where many come to visit and hike Mount Katahdin (the northern destination of the Appalachian Trail). He is selling it through a local real estate agent who unfortunately has marketing skills commensurate with the real estate opportunities of the area:

The asking price is under $50,000. It only costs ~$800/year in taxes. For the quality of the home and area of Maine it is located in (snowmobiling, hunting, 2hrs from coast/Bar Harbor), I thought that he should try selling it as a secondary home for someone to have for vacations/weekends trips.
The prospect of selling through our current agent isn't too great, and we are considering our options. How reasonable do you think it would be to market it to someone less local and aim for someone to use as secondary/vacation home?
