Roommate issues

I'm looking to get another roommate to move in with me to help with the bills and stuff, and I want to make up a contract that can help cover issues that may come up. I've usually had great roommates who have always been friends of mine, so I haven't had many issues to cover in our contracts except the usual spill in the room, replacement of items, etc.

Cliffs:
Have a roommate now who is my friend
He wants his g/f to move in
She is 18 (7 years younger) and rather immature / annoying
She stays over a lot anyways
I've usually had great roommates and few problems

Now for the annoying parts. She annoys the hell out of me sometimes because she is so young, dropped out of high school her last semester, switches jobs every few months, and always has to one-up everything everyone else says. She can be nice though, and I remember when I was her age. Truthfully I was a lot like she was personality wise, I didn't know how to listen and was always telling my stories until a friend told me to shut it and stop one-upping people so I am sure she will grow out of that.

Anyways, share with me some of your roommate issues that you have had that you think could help me to protect myself if I covered them in writing.

Oh yeah, and let me know if you think I should say yes or no given the situation.

She's a high school dropout? Sounds like a complete loser to me. Why'd she drop out? So she'd have more time to drink beer and smoke weed, most probably.

If you draw up a contract (lease) make sure that you and the roommate sign it in front of a Notary and then have it Notarized. Will hold more legal ground that way.

BTW, the guy lives with you already and you want to draw up a contract? How's he gonna react to that?

I see a lot of potential problems.

First and foremost, she's young and irresponsible. What if she loses her job and can't find another one right away? Is the boyfriend going to cover her rent? What if her and the boyfriend break up? Are you going to let her out of her lease?

And perhaps most importantly, if you don't like her very much right now I'm absolutely certain you'll end up hating her guts once she moves in with you. Living together just does that to people. I've ended up at odds with just about every roommate I've ever had.

I would avoid the situation if at all possible.

Think of it this way - every single thing you could possibly argue about, from how to pay bills to where to move the big TV, you will now lose on a two-to-one vote.

My best friend is a girl, we lived together in an apartment for a year in NYC before I moved to MA. Living with a girl takes a little bit of getting used to but its not that bad at all. A female housemate definitely contributes more than she detracts in annoyance and bathroom monopolization. :)

I've got two roomate stories worth telling...

1) Freshman year roomate constantly played Journey. All day, Every Day. Now everytime I hear a journey song I have to suppress the urge to go on a killing spree.

2) Sophmore year roomate, who I had known for 2 years, came out of the closet. (I cant wait for all the jokes about this one)

One of my best friends' freshman year roomates came out the last day of the year....WEIRD

Guess my friend should have figured it out when his roomate kept hanging out with tons of unattractive girls but never did anything with them.

lol A friend of mine came out four years ago and I just looked at him, thought about his years of friendships with unreasonably attractive women, and said... Ok, makes sense, cool.

My roommate story -

My roommate during my junior year never went to class, usually slept until about 4 p.m. and only woke up then because his track teammates dragged him out of bed to go to practice. This was my fault, because I did so well in school that it made him depressed. One night he was playing counterstrike, and the main server on campus made him download a program to verify that he didn't have any cheats. He made some comment about how it wasn't worth it to download this stupid program to play Counterstrike. I said apparantly it was, because he did it. Then he made some comment about Chinese people, and somehow the situation in Israel came up (???). I forget all of what was said, but at one point he started threatening to hit me. I kept saying "______, I'm not going to fight you." At some point some guy who was brushing his teeth came into our room. Why, I have no idea.

The threats from my roommate escalated, and I just kept telling him I wasn't going to fight him. Finally I stood up so that if it did come after me, I wouldn't be in a vulnerable position (sitting in an office chair). He saw that as a threat and came after me and started punching me. The guy who was brushing his teeth pulled us apart and that gave me time to get out into the hall so our room wouldn't get trashed. He got past that guy and came after me again, continuing to punch me while I just did my best to defend myself. It was about 3 in the morning at the time, so the guy who was brushing his teeth went to wake people up to help. He got our RA and a couple of other guys out there, and they managed to pull him off me. He calmed down a bit and said he had to go to the bathroom. To do that he had to walk past me. He walked right past the guys who were between him and me and went after me again. They pulled him down to the ground, but he pulled me down on top of him. At that point I looked in his eyes and I saw a man possessed by murderous rage. I got off of him and they calmed him down, and our RAs suggested that we both spend the night in someone else's room.

After that I didn't see him for several days. He slept in the woods near campus and apparantly went to class, because he sent me several threatening e-mails from one of the computer labs. I was kind of worried because he had 4 guns and seemed pretty unstable. Then one day I was walking back from class and some of my neighbors saw me and warned me that he was in our room. I went up to the room, said hey and sat down. He said "aren't you surprised to see me?" I said "no, this is your room." Then he apologized, we shook hands, and we've been great friends since.

Did you ever ask him why he went bezerk on you? I mean if I were you, I'd want to at least find out why someone would go apesh!t on me...unless of course you provoked him somehow, but according to your story, you seemed like a cucumber, as in cool as a...

Several years back I made the mistake of moving in with a neighbor when I had to move from the house I was in. It was a NICE house and she had VERY nice things. She had been adopted by a VERY rich family and they gave her EVERYTHING including the house.

But.

She was also a crack addict, which I didn't know when I moved in. She would spend her "Allowance" on drugs and then when she ran out of money she would start pawning her possessions for drugs. Then when she ran out of things to pawn, she would start pawning MY THINGS. My one of a kind hand made road bike, things that were left to me by my Grandmother when she died, etc.

Somethings I never DID get back. :|

As bad as your room mate seems to be just remember it could almost ALWAYS be worse.

Have had some very good roommates for the most part. A few, I have had some arguments with, but nothing serious.

One was the type that had to be right all the time (he is studying to be a lawyer now), but he was a really nice guy and very intelligent too. It just got annoying when he would argue a point and get frustrated that I didn't totally agree.
