Is it as easy as formatting the hard drive, or is there another option to remove all personal and account information to set it back to it's out of box default state?
 
AFAIK everything 'personal' is stored on the hard drive. Well other than the info stored on the master live servers so you get your stuff anywhere on any console. So wiping the HDD should be all you have to do.
