Resturning a PS3 to orginal condition ... recommendations?

I just sold my PS3 as I no longer game and I desire to build an HTPC. I am trying to determine how to return the unit to the original factory settings and remove all the game demos and video files I have installed over the time I owned it.

I have been advised to go here:

Settings --> System Settings --> and then either Restore System Settings OR Restore PS3 System

Restore System Settings says it restores the system software to it's default settings.
Restore PS3 System states it Formats the HD and restores the system software to it's default settings.

It appears that the latter is the correct choice but I get concerned whenever I see "format" as I think everything on the HD will be lost. All I want to do is return it to the condition that it was in when I purchased it.

Sharing your experience/expertise would be greatly appreciated. Thanks ...

There is a text only menu that you can activate.

Press and hold down the power on button on the PS3 until it beeps a few times and the PS3 shuts down.

Then press and hold the power button again. Wait until it beeps 3 short times an let go.

The Text menu will appear on boot. Use the controller to move to reset to factory settings.

You are done.

Don't forget to deactivate your PSN account. There's a 5 system limit for activations.
