Well I'm moving away to college soon (in 2 weeks exactly, actually). I posted an ad on CL and got an e-mail from a gal, I called her, etc.

She is a 45 year old single mother with a house in a nice neighborhood. She has a detached furnished room that I would be renting (I've seen pics, looks great).

Anyhow, she said she felt great about me moving in, doesn't want a security deposit or co-signer, but just a background check just to be sure.

She said just me doing an online background check and mailing/scanning/faxing would be fine. (Anyone have any tips where I should do this? Online? Lawyer? IDK.)

Any other bases I need to cover (a contract, get receipts for everything, etc?).

Shouldnt SHE be doign her own or is she not tech worthy? You'd probably get a good answer from someone who owns income property.

Usually they'd want a credit report too, I rent from a private owner also.

BTW, make sure you read everything about the lease.

She said her computer was down (me being a CS major offered to fix it :p). So I told her if she was OK with it, I could do the check (I don't have anything on my record. Or at least not that I know of. LOL.)

Id call your local PD and ask if they recommend someone for a background check. If you google you'll get all sorts of ridiculous and possible shady ones, but if you get an actual name of a reputable company it would be worthwhile.

Make sure you know her house rules and can live with them. Like, does she have a problem with a 'friend' spending the night? Stuff like that.
