Renting a house, where can I get a Contract to use?

I'm in process of renting out a house (in GA) and wanted to know where can I get a good contract to use. This is my first time at this renting venture. I've looked the ones available from Office Depot, Staples & Office Max and didn't really appeal to me. Are there anyplaces online where I can download from?

What are some of the major clauses i should include?

What is generally considered as late rent payment, is it the 5th or the 10th.

How & where do I get a potential renters credit check done and what do I look for in the report?
Any other advise is also very much appreciated.

In georgia there is a 5 day grace period. Rent is due on the first and late on the 5th.
