I have been renting this house since 2002. Every year I have rented it to a different family. So far I have been real lucky, as far repairs/maintenance goes. Normally after a family moves out I dont have to do much to the house to have it ready for the next tenants. That was till now. Had the house rented for the past 7 months. The tenants were constantly late with the rent so I evicted them.

Good freaking lord! The house was completly trashed. ROACHES EVERYWHERE! That was the first thing you would notice because as soon you opened up the front door, three or four roaches would fall on your head/shoulders. Then, there was this pungent rancid greasy foul stench in the house. I thought that it was coming from all the trash that was all over the house but it wasnt. AFter removing all of the trash the stench was still there. It was so nasty that after leaving the house the smell would stick to you. I had to replaced three out of five ceiling fans. We had to wash all of the walls before I could paint them. There was some sort of oily residue on them. The entire carpeting troughout the house had to be removed and the vynil flooring in the kitchen. I also had to replace the electric range. Oh, and while removing the carpeting, I noticed two freaking holes in the subfloor. One by the front door and the other one in the living room.:|:frown:

I used to rent a duplex in a middle class neighborhood. There was a "Section 8 ok!" Duplex right next door. In about 8 years of living there, I saw about 8 tenants come and go ( 7 of which had to be evicted) Every time, it was the same deal.. They would leave all their crap in the house so the landlord had to move it all out into the driveway. Then he would call a hazmat team ( kidding) to come dispose of it.

Each time this happened, we would get roaches and rats over at our place. Finally, we had him notify us before each time he was going to clean the dump out so we could preempt the migration by calling the Orkin man.

Never thought I would appreciate a HOA before then.

Wasn't there a disgusting apartment post in OT a couple of years ago? The post had pictures of a cook's apartment. It was knee-deep filth and had a real dog on the mattress. I'll look for it.

I can't fathom how people can have no respect for other people's property like that. I rent a one bedroom apartment and I could never trash the place like that. Not just because of the security deposit but because it's a nice apartment with brand new appliances, carpeting, paint, etc. It's not hard to keep your place clean and if you do when you move out it's that much easier to do the final spruce up and have the landlord look it over. I'm always mindful that I'm only borrowing it and need to return it in as close to it's original condition as I can.

yea no matter where I am I just cannot live in a state of filth like that for long. even in college when things got bad we'd always eventually suck it up and clean the apt. i dunno some people just weren't raised right or are too damn lazy to clean.

I remember that. It was horrifying.

It was the same situation though, someone was renting out a property, and they went in and it was just digusting, trash and food everywhere, I think they just burned the place down.

I had a duplex for about 9 years, the first 4 of which had a single tenant on one side. He was there when I bought/moved in (worked it out with the previous owner to allow him to maintain his lease). I was 23 when I bought the house, and had never been a landlord.

He wasn't the cleanest guy, but not by any stretch was he the worst. He took fair care of things - even things not specified in his lease, like mowing the grass (I never asked him to, he just did it), he'd power wash the driveway sometimes... just generally helpful. About a year into me owning the place, he very gradually started getting behind on his rent. A couple days late here and there, then a week, then a couple weeks. Lost his job, fell about a month behind and kept sliding. I tried to work with him, let him work parts of his rent off (he painted both apartments over the course of a couple months... stuff like that). Eventually, gradually, he fell about 3 months behind and I ended up telling him he had to go. He was gone inside 2 weeks, and I never did collect the back rent. I don't make a good landlord :p

In an house I used to live in I had to call a plumber, when they showed up they were delighted it was me instead of the old renters. They said they people who lived there before shit in the bathtub

I don't understand where some of these people come from. There are people that are lazy and I can understand that. But then there's these nutjobs that do stuff like the aforementioned bathtub shitting. I mean...WTF?

I wondered the same thing. After speaking with the aforementioned landlord, he said most people he dealt with actually felt like they were entitled to live there for free. Keep in mind, the rent on this place was about $1300 per month, the tenants were only paying about $200 of it ( section 8 ). He said once they find out they are being evitcted, they usually get mad and start destroying the place out of spite. Think about it, what have they got to lose ? They usually have no credit, no assets, and their deposit is long gone anyway to back rent.

He told me about one set of tenants that took an axe to the interior walls, and spread feces all over the carpets. Then they tired to take him to court for discriminatory rental practices, saying he hated Latino people etc because he evicted them. Never mind the fact that they lived there rent free for 3+ months. Mind boggling shit.

Ok... I thought I had horror stories... now I understand I do not. Not at all.

If I ever walked into one of my properties and see something like that I would have a nervous breakdown.

What was the story behind this? Did the guy have mental problems or something like that?

We have a townhouse in Utah we are (were) doing a rent-to-own with this lady starting in 6/06. She gave us a $3000 non-refundable deposit and agreed she was to make the mortgage, tax payments and home owners association fees. We have a prooperty management group who handles the payments from her. She was supposed to take ownership in 7/07. Well, she couldn't line up financing by then and she said she needed another 3 months. No problem to us, she makes her payments on time every month. Well, last month we get a call from the propert management group who said a neighbor called to let them know she was moving out and taking all the appliances. Wouldn't be a problem except for the fact they are my appliances, not hers. The property management people confronted her about this at her work the next day, she claims all the appliances we provided had died and she bought all new stuff. Funny thing here, the townhouse is now only 2 yrs old and we furnished it with all new appliances, and they just happen to be the exact same models as the ones she is claiming she bought. Property management group changed locks and demanded appliances back. She said no unless she gets her $3000 back. We said good luck, we'll keep that and get the appliances. Judge said the same thing we said. $3000 and appliances! And now prices are even higher in this area and I can sell it for a bigger profit!

They're section 8 people. I don't expect much out of them from my experience.

I've only had one tenant that was section 8. She was in the house from '04 to '05. It was her and 2 children. She was inthere for the full term of the lease. When she moved out, all I had to do to the house was vacum the carpet and remove some candy/gum from a few sections from on of the bedroom floors.
