Rent is almost due

I've been here for almost a month and they cannot get the air to work properly.
So I have this ghetto window unit. The maint. guy said he is gonna call a contractor and get someone out here to fix it. But who knows when that will happen.

Should I tell them I am not paying rent until I have a working air condition?
Or ask to be moved to a different apartment?
 
They are breaking their contract by not providing you service in a timely manner, I would ask to move to another apartment.
Anything beyond that is going to get messy and probably require lawyers and other things like that.
 
pay half telll them when the air is workig you will pay the other half .,. then spend the other half on computer parts that will be useless in 6 months 😛
 
You don't have a choice. You must pay your rent. You can, however, call them and bug the sh!t out of them everyday until they fix it or give you a date it will be fixed.

If you aren't too tied to that apartment, you could ask to be moved to a similar one where things work, but that may be more of a hassle than anything.

Check local laws about them providing air conditioning during certain parts of the year, too. It may be illegal for them to not have repaired it in a reasonable time, since it is summer.
 
Inform them that you will put the rent in escrow untill the A/C is working.

Escrow and in writing will cover your tail in terms of any type of eviction.
 
Noncompliance is a very touchy area of law, especially with regard to rental property.

Much depends on the lease.
 
Once again, him not holding up his end of the contract is not grounds for you to willingly and selectively ignore your end. I'm willing to bet your contract does not give you or him that power, and despite the fact that the renter is clearly a douche, you owe him that money.

Have a problem with it? File a claim in court. Done.

You say that you have a ghetto window unit. Did they give you that, or is it just something you had laying around? If it's theirs, then they are providing a working AC. Yeah, it sucks, but they're still within their bounds of the contract while they get the main AC working, right?

Back in school the apartment I lived in had a crack in the tub. We were on the second floor and they kept patching the crack as the neighbors downstairs would get dripped on. It turns out that the patch would never hold because the floor underneath was all rotted out from the water. They had that bathroom torn up about a month. In the meantime, they had us going to an empty unit to shower... it was like a quarter a mile away from our apartment!

Same deal. Our contract said we'd be provided with a place to shower, and they were providing us with a place to shower.

After it was all fixed we negotiated with the contracts office and got half off our rent for that month. Rent was like $750 each, so half off was a lot...
