Removing Heatsink and Cleaning CPU

Hello, I am gonna buy one of those Monarch Computer combos for my next build. Since they don't offer the XP-90 Heatsink, I was gonna take the one off of the one that came from Monarch. I am scared though of ripping the CPU out of its socket and damaging it. How would I correctly reomve the heatsink from the CPU? Also, what is the best way to clean the CPU of the thermal pad/grease? Thanks.
 
I just kinda hold the CPU by the side, and slide it off the heatsink. Might need to twist it a bit, also. Clean the thermal paste off with isopropyl alchohol and cue-tips.
