I got a fedex delivery with the following inside, its about a refinance I did in April 2003:

"Thank you for choosing wells fargo home mtg for your recent mortgage refinance. We recently learned that the county where your property is located (philly) has yet to record the mortgage on your property. Due to this delay in recording and to ensure proper filing of the security instrument, we are asking you to complete the enclosed documents and return in the prepaid overnight delivery envelope. These documents are a duplicate of the original documents you completed at closing. It is extremely important that you complete these documents so the county records reflect the proper chain of title."

What the hell are they talking about, it hasn't been recorded for over a year? wtf

It is possible (though rare) that your county or title company failed to record the appropriate documents, and that an audit of your loan package by WF recently revealed this serious issue to them. You should double-check the validity of this issue (I recommend contacting your county recorders office and the title/escrow/attorney that handled your loan closing, in addition to calling WF). If valid, then be aware that you signed a notarized document at your loan's closing that requires you to promptly comply with WF in this type of issue. If you fail to comply, they could legally default on your home even if you are current on all your payments. Just FYI.

edit: Double-check these documents against your original closing documents. They should be identical, as they indicated. WF cannot force you to change the terms (which I doubt they would try, but once again just FYI CYA).
