They don?t? help you, they just push your house as quickly as they can so they can rack up the commissions.
Think about it, would you sell a house and make 2000 today, or wait a month, make your buyer an extra 10k for only $140 more?

Do you think this needs regulation or are such leaches on society simply part of the free market?

Never been a real fan of real estate brokers and agents. Selling your home yourself will probably garner the same or better result.

Do your own research, see what houses in your neighborhood/city (with similar characteristics) are going for, see what minor improvements can be done that will bring the value of your home.

It all depends on the one you have. My wife and I took our agent through hell and back over 8 months before we finally found the house we wanted. She was showing us from 4 to 6 houses every Saturday morning, and often 3 or 4 on a Sunday too. She was an absolute trooper and infinitely patient, as well as a sweetheart.

Even though my wife actually tracked down the house we eventually moved into, the RA earned every penny she got from commission.

If you think one is ripping you off, get another. The same goes for the mortgage broker. Keep in mind that they are working for you and if their work is not satisfactory, get rid of them.

the problem is they prey on people who are afraid they won't be able to sell there house or they will charge to little if they do it themselves.

when they sell houses they own they tend to get much better prices and leave there houses on the market for much longer than when they try and sell your house.

Those people have to not be afraid of doing their own research. I know a lot of local libraries have free (or low-cost) classes at how to buy/sell real estate on your own.

Use sweat equity to increase dollar equity.

It's amazing how much cleaning your house with a power-washer and giving it a fresh coat of paint will increase the value of your home.

Also, get a green thumb.

How does one say "Seller Beware" in Latin?

Uh, the realator brings buyers, the only one that can approve an offer is the owner (as their signature is required). The governments job IS NOT to protect people from themselves (and their own stupidity). If someone is "afraid" of standing up for what they think their house is worth and just sells to the first buyer that comes along it's their own bloody fault, not the realators. People have personal responsability for their decisions and actions.
