Rant: I hate 'flakey' buyers

Guy calls me up about my ad for a computer. He says he needs a simple one and needs it badly. I have it posted for $250 and we agree over the phone for $200 and he says he'll take it and will definitely call me back when I get off work. I get home after work and start getting the pc ready for this guy but he doesn't call. Fine. I then put the pc back into storage. Two days later the same guy calls back saying he's still interested. I tell him to call back when I get off at 4:30 and he agrees. Surprise surprise, 4:30 comes and no call.
 
I was selling a tv locally several months ago and I got this one guy that just repeatedly emailed me asking if it was still available. The first email he asked a bunch of questions about it, which I answered, but after that every 3 or 4 days he'd just email asking if it was still available, no other questions. I'd say yes, and would never hear back from him until several days later when he asked the same thing again. It was like he was getting my hopes up on purpose only to string me along.
 
I get that a lot every time I post something for sale locally!
EVERYBODY wants it, several always say they will take it, but rarely does anyone come after it.
But the worst Flake has to be the woman who, every time I post a FS, no matter what it is, always first asks if I'll take less!
Da*n, take a look at it first! I sold a complet Dining Room set a couple of years ago, Very nice set. Priced it for a song ($75) just to get rid of it.
This lady immediately asks if I'll take $50 for it!
