Question about length of time to build a house

How long does it take a housebuilder (the big ones that build a whole community of houses) to build a house? I'm assuming the major peices are pre-fabricated and they just have to assemble it? And then do the minor stuff (such as fitting in tiles/cabinets/etc..)?

So does it take around 5 months start to finish (digging up foundations to cleaning the house for the last time)?

Some of the big companies can put up a small house 1200-1500 sq ft in as few as 90 days depending on weather.

Large custom houses can takes as much as a year or more. I would say average time is 4-6 months......depending on weather of course.

Most houses are still stick built with the exception of roof trusses and cabinets.

It CAN be done in 3 months, however that depends on if you can get the builder to concentrate on your property or not. Having one built myself, about 2000 sq ft, and it should be done in the 90 days without a problem. My guy may be exceptional though.

My house was 2400 sq feet and I had a few custom things done. This includes all the landscaping as well. I think it took about 6 or 7 months, but they were using a new plan and my house was the first one done with that plan. Because of that it took them extra time since it wasn't a cookie-cutter home. I also changed some colors and interior lighting, and had some other custom stuff done.

I went a week ago to the location and they didn't even start digging yet! So I'm worried if it'll be done by then or not.

I went a week ago to the location and they didn't even start digging yet! So I'm worried if it'll be done by then or not.

Ask them when they are going to break ground. Get a timeline as to when they expect the place to be framed etc. Let them know you arent oblivious, and you should be OK

It all depends on how reliable your contractors are.

If you could get one of them to work more than two days in a row you'd be ahead of the game.

I was quoted a time of 5-6 months by a major builder in North Texas. This is about the average for my area, from what I can tell.

Thing is we don't deal with the contractors. We deal with the middle man, who work with the home builders (Rosehaven Homes in Toronto).

It's actually very assine when dealing with buying new homes. Everything is done by the middleman/builder's terms..not the buyers. Odd how that works.

My parents house, ~8000 sqft, took around 6 months to finish. Of course, their builder was completely incompetent, and even after the house was finished had to come back to fix the many problems that he had created.

A week to a year.

:p

I'm pretty sure a week is possible, if you have many crews working 24/7. It seems like I remember some sort of challenge where they did this.

That is fairly odd. How long have you had a contract on this? I'd make sure to get my say in everything that you want, but don't micromanage.

I'm not sure what you mean by micromanage?

But my dad (he's the one buying the house not me..heh) did fight in a sense to get his way. For instance, they make you pay a $20k deposit b4 they start building, but they don't give you all the contact info for the builders. My dad is paranoid about getting scammed so he wanted to get full info on the builders, which was hard ot find out. For instance the houses are advertised under Rosehaven Homes, but the builders are the parent company of Rosehaven homes and their name isn't disclosed.

But I did some research on Rosehaven and it turns out they won some awards locally. So they seem decent.

But I've heard horror stories about houses getting delayed. My friend's family had to wait 8 extra months to move into their brand new house due ot construction delays. They had to stay with family since their house was sold before the builders told them the new house wasn't ready. Our current neighbours had ot live in a hotel for a month since their house was delayed.

It totally depends...

I've seen houses go up in less than a month when there are actually people working on it 8 hours a day every day. However most builder companies contract out the work so it will take more like 6 months... However there can be days or weeks when no one is there doing anything which is why it takes so long...

What kind of house are you getting that has pieces pre-fabricated?

Almost all houses down here in Houston are brick and practically nothing is pre-fabbed, except cabinets. Takes about 4-6 months for most houses to get built.

To build one of our 5000+ Sq ft houses it takes around 6 months , the longest one took was a year.

The end of Sept. is a total of 6 months. Yes, it can be done. But don't coun't on it. Plan for delays cuz they will happen. Trust me, I am in the Business. ;)

A few of the houses in my neighborhood have gone start to finish in about 8 weeks. But the average is 3-6 months.

The houses on our street would go from a cleared lot (cleared, but no foundation) to total complete in about 3 months. You'd be surprised how quickly they can throw a house together when they really try. Sometimes they'll surprise you. I was SURE that our houses wouldn't be done by the time htey said it would be. As little as a week before closing I thought "No way!", and in the last few days the fear of God or whatever kicked in, but they just finished the walling, carpetting, cabinets, painting, etc. in very short order.

brick houses?

Up here in Canada, most houses have wooden frames/skeleton with bricks or siding on the outside. You'd think they are built only of brick but not true.

I'm in the process of getting my house built.... here's some stuff that they will need to do.

1. Obtain license from city to build the house. Time: 1 month
2. Do the ground/framework. Time: don't know.
3. Get Framework inspected. Time: don't know
4. Dry wall the place
5. Roof, electirical, ac etc.
6. Put in your options (tile, carpet, bath, etc)
7. FInish up loose ends

Depending on the weather (ie, no rain/snow) this can take up to 4-6 months, most likely 5 months. Once they get the ground and framework done, it should be pretty straight forward and relatively faster.
