My GF & I found a house in the area that we like that have most of what we wanted. However, it has some quirk that I didn't like because the home owner has done some strange work to the house.

Such as:

1. Dry walled over the bathroom window and didn?t take the window out (the enclosed area 5? x 8? x 23?). You can see the windows from out side the house, but can?t see/access it from inside the bathroom. And, one bathroom doesn?t have proper ventilation. (I?m wondering what kind of surprise await behind the enclosure)
2. The car port has been closed in & turned into a garage, but it hasn?t been done properly therefore the drain is direct under the automatic door. And, rain water has rotten out the garage door posts due to poor drainage.
3. 80% of the house is aluminum wiring, with one visible nick that has been repaired by twisting & electrical tape together instead of proper junction box.

I?m happy with the intensive inspection report that I got back from the home inspector, but the above issues bothered me especially the Al wiring and the closed in enclosure.

I?m not happy be cause I?m spending close to ½ a million dollar and the house require works such as wiring repair before we can get insurance, and other require maintenances that will cost up to 30K in the next 2 years.

I know that I?m wining, but is it out of line for me to ask the seller to bring the wiring up to code, and maybe the plumbing/ventilation up to code before I purchase the place?

You can either do that, or use it to negotiate a lower price.

EDIT: Its up to how bad he wants to sell the house and who else might buy the house even if you don't.

Why are you even considering buying that house? Aluminum wiring should be avoided at all costs.

3. Substandard wiring, ghetto repairs, substandard garage... I'm sure you can find another $500k house that better suits your needs.

Well yes of course!

If he doesn't then you'll have to on your dime, either forced by the county, the title insurance company, or the next buyer you eventually resell to someday.


Maybe don't buy that place.

We are common law, and have been living in together for 3 years.

Why are you even considering buying that house? Aluminum wiring should be avoided at all costs.
Isn't okay to use Al/Cu rated fixture or pigtail method for aluminum wiring?

The area that I'm interested in was developed in the 70s therefore most of the house are wired with Al.

I'm not sure if the place have leaded paint or not. What drawn us to the house it that it is stone throw away (less than 2 minute walk away) from a beautiful 450 acre park, and is less than 5 minute walk from the beach.

There are new houses with very small lots at my price range, however it is 1-1.5 hour away from where we work.

Obviously the previous owners half-assed a lot of things, I'd skip it. You are going to find a lot more suprises than the inspector discovered.

As I said in my link above the house me and my wife were looking at was great in some points but it was so out of code and the price was so high we had to walk away. If it is still there in 3-4 months we will hit them a offer. But unless you can do a LOT of the work yourself, like I was/am going to do, then you need to either really low ball them or walk away.

And go by the permit place in your town/city and have them print out what permits it has. If the house has a new roof but you don;t see a permit etc... then you need to bring that up.

Thanks for the replies.

I just got back from my meeting with my realtor and we dropped the deal, because the seller is unreasonable and doesn?t want to deal with us in good faith.

The house has been on the market for 50 days with dozens of viewing and we were the only people that gave them a chance.

<-- Talked to the seller neighbor/friend during the house inspection :)
