Power and Water consumption?

I bought a house a few months ago and have been remodeling it. Circumstances have changed on me and it looks like I may be getting a new job which will require me to move. I also want to be able to buy another house where I'm going to be moving and I plan on never selling any property I buy. Plus, I couldn't sell anyway because I'd be hit with capital gains and I feel my return would be better renting it out.

Since I haven't been living there and only using power/water when I need it to work on the house my usages has been really, really low and I need to calculate actual usage so I can figure if I want to include utilities in with the rent or charge extra.

There would be 4 people living here. What do you use for electricity/water and how many people in the home? I don't want to know your bill total, just your usage total.

No way I'd include utilities in the rent. Its a house, the utilities are seperately metered.

That's what I'm trying to figure out. I'm right by a bus line and whatnot. I was thinking about getting 4 people to rent the rooms in there and I would furnish the basic things, include cable and internet, I'd do the yard work, etc and just be very strict on how the house was kept.

I'm thinking I could get more rental income by renting out separate rooms but wasn't sure how to do utilities. I figured 25% each but I still want to estimate those costs.

Wait a second... you're got a new job, so you're required to move. But, you're: "I'd do the yard work, etc and just be very strict on how the house was kept." Does not compute.

I don't want to commute 100 miles per day, but I can come by on the weekends. I'm not moving out of state or anything.
