Popping the fan and heatsink

The proprietary fan on my Assylum TI-4200 began making noise just a few months after installation. I was able to quiet it down by removing the sticker on back of the fan and applying a little oil. I would like to replace the proprietary fan and round heatsink with an upgrade, but I'm not sure how the heatsink is attached to the board. I assume it uses an adhesive, but I'm reluctant to start prying at things lest I damage the board. How do you get the heatsinks loose from these boards safely??
