Dunno what it'd run in Tucson but I paid $140k. I have grass in the backyard behind the porch, but around the pool and fire pit/horseshoe pit area it's sand.

There is enough room on the fence by the garage for an RV gate, and enough space beside the garage for a lift.

Neighborhood isn't bad - the person next door introduced himself last night; he's a Jeep / off road / ham radio guy. Super quiet at night, and the house backs to a canal which will be nice for running.
