Your conditions don't apply in my area...
Rent on a house averages 6-7 hundred dollars.

*sigh* I just put a purchase offer in on house #3 yesterday (I'm cursed!)
IF all goes well (I get this one,) my mortgage payment will be under 300 per month.
Meanwhile, I'll be renting out my current house for more than the mortgage payment.

Renting sucks.

Have you looked into puchasing a house? There are a lot of programs even for those with horrible credit that gets them into a house. As long as you've paid your bills on time for the past year, you should be able to find some program. (even if only relatively on time)
