we need like more data, like what are you looking to build, do you overclock, and whats your budget you have for a motherboard?

the Pro 4 does not have USB 3.1, no dual bios, and cheaper Realtek ALC892 audio. If you don't need any of that stuff, if you are not going to get a 6700k and overclock, than yeah, get the Pro4.

I'm still debating if I should go i5 or i7 as for overclocking I think I might do it. The sound isn't a big deal to me since I'll be using a sound card. I have everything and the only stuff I need to buy is a cpu, ram, and motherboard.

Thank you for your reply much appreciated

You should look at the Asus Z170-A then.

And maybe even these which are a bit cheaper.
Gigabyte GA-Z170X-UD3 (rev. 1.0)
Gigabyte GA-Z170X-Gaming 3 (rev. 1.0)
