Basically, CPU is ~$160, mobo is ~$91, you get $40 off, which seems like a decent deal.
Someone commented in the CPU & OC forum that you could use XTU to push the 9400F to 4.1Ghz all-core. I don't know if that requires a Z390 mobo to do so, however, or if that would work in this mobo. I'll let you know when mine arrives.
Edit: Someone clarified for me that the default ACT speed is 3.90Ghz, which should be good enough.
Potentially, add two of these items (32GB kit of OLOy DDR4-2667 for ~$120 ea)., and get yourself a 64GB RAM system.

Edit: PS. For those that haven't been keeping up with the newest developments, the Intel 8th-Gen and 9th-Gen Core i5 series CPUs are six-core CPUs, not just quad-core like in the past. The "F" moniker suffix means that it LACKS an iGPU, and requires purchasing and using a discrete GPU card. I recommend either an RX 580 8GB (if you swing AMD), or a Gigabyte or MSI GTX 1660 ti 6GB (if you swing NVidia, which is more likely if you're buying an Intel CPU like this one.)
Edit: Price dropped $5, maybe time to contact them for a compensatory GC? Their unofficial policy is to compensate if you've been a good customer, and the price of something that you ordered, drops, during the period of time that it's in transit.
