new house, major changes.

Just bought a new house! We are excited to have a large garage, work shop, twice the sq. feet and to half my commute! we close the end of Sept. and we will have about 3 weeks to do what we want to the house before we move in. what i would like to have done in that 3 weeks is the walls down and floor completed. I will work on the new cabinets and island in the garage and we will install when the are complete/ after move in.

1. rip out the wall in the corner of the kitchen and replace with one or 2 posts and a header beam.
2. we are going to rip out all the carpet upstairs and install hardwood floors.
3. Build island with stove and install.
4. Build a cabinet/ pantry to install next to the fridge, move lower over and replace counter tops with stone or synthetic. paint lower and upper frames and paint or replace doors.

I need advise on flooring and installing the posts/beam.

post and beam: I will size the beam and check the structure below. plan is to install a post at the current wall corner, and run the beam to the edge of the current doorway. The non-load bearing wall will be removed. I am a mech. eng, and can run the beam calcs and such. My broinlaw is a commercial contractor/ former residential contractor. Should i still be hiring a structural engineer to review our plan?

Wood floor: prefinished or finish in place? We have 2 50lb dogs and a cat. the prefinish will go in faster, and probably cost a bit more. Finish in place will take longer and be a bit cheaper because we would be doing more labor.

We will be doing as much as possible ourselves, and have all the tools/equip we need. We are trying to do this for about 10 grand. We love to scour the used markets for great deals on appliances and things. The island will not be completed until we find a great duel fuel range.
