Need Washer & Drier Suggestions For Use In Rental Units

Friend just told me he bought a 5 unit apartment, and wants to replace some crappy washers and driers. I suggested just buying some simple, cheap, basically disposable units. No worries about efficiency, right? I know what I'd buy for myself, but not sure what I'd buy for tenants to abuse. I told him that units are available with coin operation. Would those be a good idea?

What is used in the apartments you rent? I figure most places make you go to a laundromat, no?
 
Unless your friend plans on specializing in washer/dryer repairs, I suggest bringing in a service company to furnish a laundryroom for him. They provide all the machines and keep them serviced, and your friend splits the revenue with the service company.

Follow this man's advice. Tenants are going to abuse the heck out of the machines and they're going to get broken no matter what. Let someone else deal with it.

That sounds like a good idea. The places I've been at had either some in the rooms (you probably want robust ones!) or a laundromat.
 
The best idea is NO washer and driers. Advertise that each unit has W&D hookups and leave it at that.
 
I don't really know what the deal is there. It may be each rental has its own set, or maybe there's some kind of community laundry room. Haven't heard back from him yet. Hell, I haven't heard from him in like a year, and then this! As it is, there are four of five units currently occupied, so he may have prior obligations to fulfill.
 
I would go cheap and reliable. Obviously he shouldn't shell out $1,000 for top of the line W&D pairs.

If that link doesn't work out for him, consider buying CostCo Kirkland (rebadged Frigidaire) which make cheap but reliable appliances.
 
Are they nice apartments? Is he going to be charging quite a bit?
My wife and I lived in some very nice apartments a while back and they had a washer/dryer in them. If the apartments are very nice and in a high rent area of town, I say why not put in washers/dryers (driers?).'

FWIW we ended up buying the same exact washer/dryer when we bought our first house and they're still working great, they were mid-range GE's.
 
Aha, I finally got the scoop. As it turns out, he doesn't have to supply these washers and driers after all. One apartment actually needs a vent installed before it can accept a drier anyway. I'm still not clear why he thought he needed them, but he just acquired the building a short time ago, and has been working on it ever since. New windows, carpet, countertops, toilet repairs and other miscellaneous stuff. He may be a bit overwhelmed.

He does have to replace an ancient gas stove, and he's hoping to find a used one for $50.00 or so. One tenant is in the process of being evicted. He's learning a LOT in a very short time!
