Need tips selling home

So my in laws have been trying to sell there house for about 6 months now with Remax and no luck.

Is there anything I could do to help the process and lure in a potential buyer without disrupting the realtor's process? So far I have posted the listing on craigslist in Montana,Utah and Washington. I have heard some people talking about Frosalebuyowner.com, but I don't know if this will apply since they already have a realtor.

If I can get somebody to buy the house, it will be an easy 5 grand.

If it's cleaned up and looks good then the only real option is to lower the asking price, or add value to the home by doing some upgrades.

I would approach it in a different way.

I would look into making some inexpensive home improvements to increase the appeal of the house. Some new paint, new furniture and new arrangements can make a huge difference.

Curb appeal is everything. See if you can identify major flaws in the design of the home. Problems that can be fixed easily can help buyers feel less overwhelmed if there are many improvements that need to be made.

I'm on year 2 of renovating my home. It's one room at a time and I still have 2 and a half rooms to go....roughly 3 walls to add sheetrock & insulation to....plus, I'll need to drop some cash on new shingles, pour a concrete floor and pave the back driveway. Then I can move out. :D

Get rid of any "bold" colors -

IE: The red carpet in the living room. Get that out and put in something that is more neutral. If you have any oddball painted rooms like a pink bedroom or a robin egg blue office, paint those a neutral off white or kahki color.

Remove any clutter and arrange the furniture in a way that maximizes the interior space and makes it look more open.

Make sure that all trim & interior pieces are uniform and painted the same colors.

On the outside, put in some colorful annual flowers in a nice arrangement at the front of the home. Put in a new screen door and/or a fancy entry door.

Basically you want to make some things in the house pop (the flowers, the door, ect) while minimizing things that shouldn't (the red carpet).

You lost me on the first picture. Where is the excitement? I see a bland house with a crappy lawn, and little landscaping. $30 in lawn seed, $30 in flowers, and a lot of watering will probably make the house a lot easier to sell.

The living room is nicely decorated, and it isn't too cluttered. The wine colored carpet is probably a difficult thing to sell. However, that'll be expensive to replace. Your parents might want to consider it though if they are unwilling to drop the price.

The kitchen itself is a bit of a disappointment. Nothing in there seems to match. Again, replacing the stove to match the rest of the kitched might be too expensive. But what about the cheap price to get a white microwave to match the stove, or replace the yellow flowers with reddish ones to match the tile? Or even hardware on the doors/drawers if done right might be the added touch that the kitchen needs.

thats what i did, my stupid remax agent had my moms house for 6 fricken months, at 5.5 months i called and chewed her out and wow can you guess she found a buyer in 2 days... anyway the buyer had a contengancie (sp) for the sale of their home so the contract was exted to for another month and a half. Grrrr the deal feel through and i fired the remax agent. she was a slug.

2 months ago i hired a Caldwell Banker agent and had a solid buyer in 1.5 months. This friday my wife and I are flying down to College Station Texas to get the rest of the stuff out of the house for we are closeing on the 24th.

if your inlaws relator has had the house for 6 months ask them how long the contract is for. in my opinion 6 months is way to long. when i hired the new agent i told her i would only accept a 3 month contract with her. that gets the agent active in making the sale for their commission.

if you get somebody to buy their house how is that a easy 5K for you? are you going to setup all the title company needs. get the tax info needed. work with the buyer, seller and title company to get the escrow and home inspections, property surveys? there is more too it than just finding a buyer.

Well my in-laws\Realtor are in charge of working with the buyer and the paperwork involved. All I am trying to do is generate interest and turn them over to the realtor. I guess it is a finders fee of sorts.
The house has been inspected and everything was given the greenlight. I tend to agree with the decorating. It is somewhat distasteful and I always hated that damn red carpet.
I agree about the front lawn being bland as well. What really makes the house shine is the size of the property. The background alone is two-level, with steps leading down to the second level.

The home appears to be priced within the market. My opinion is that (1) the listing agent sucks, and (2) the curb appeal needs to be improved a bit.

Staging your house is EVERYTHING when it comes to selling your house.

All those homey touches your relatives made to their house have to go. You don't want people coming into your house and looking at all the nice picture of your family. you want them coming in and saying, "we could really do a lot with this space".

Clean like you are a jewish mother the day before a bris
Clear the countertops
Hide the photos
put a fresh coat of paint on everything
remove furniture to make rooms seem larger
mow the lawn
put down fresh mulch

Once your house looks presentable, you need to get people in to see it. If your realtor is not taking care of that, FIRE him/her. Get a new one ASAP. If you want to try this for yourself, hold open houses and put signs up ALL OVER the neighborhood. List it in local papers and websites too.

If your house looks the best it can look and people are looking at it, it will sell.
