Need some input on this lease i'm about to sign

I'm about to rent a house but there is something on the lease that i don't like & i'm afford of signing anything.

Here's what it says -

Tenant relieves owner from all liability from any kind of injury which my result from any cause whatsoever on the leased premises or the building of which the leased premises is a part of including common walkways,driveways and parking areas.

The reason i'm like wtf is how about somebody is walking afront of the house & falls or something ? what they're gonna sue me.He told me i must get renters insurance also as that will cover everything.

No one is gonna sue you for a "slip and fall" unless you have some wealth...which you probably don't since you're renting.

Go to Nolo Legal Self help, they probably have some info to help renters.
