Need Some Help With This P5K-E/Q6600 OC

So, I have some shitty Corsair ram which is obviously holding me back, but it was rated for DDR2 800 at 5-5-5 timings with 1.9V (IIRC on the voltage.) I'm sitting at DDR2 781 with 2.1V and the same timings, and Memtest+ 2.01 errors out on the 7th test. I have an Asus P5K-E with my old Zalman NB cooler on my SB, and a Q6600 with an AC Freezer Pro. My temps are all low. My settings are as follows. I'm not sure what the problem is so I'll include everything.

333MHz Strap
325MHz Bus
101MHz PCI-E
781MHz DDR

transaction booster disabled, at 0
CPU 1.2V
CPU PLL 1.5V

I know my CPU is stable, it can go higher at the same voltage in fact, but either the ram or motherboard isn't stable enough to follow.

Any help is really appreciated.
