Need help swapping out the cooler on video card

I recently got a HD4850 and this is my first time swapping out the cooler. I know the basics of how to do it but there were a few things I was wondering about and was hoping that someone could clear this up for me. The cooler that I'm going to be using is the Accelero S1.

How to remove the heatsink from the GPU, does it require a good amount of force or not?
What are some ways to prevent ESD while swapping out the cooler? I know that for the computer itself you keep one hand on the case, but what do you do when you're working on just the video card?
What are the best ways to clean off the GPU before applying the heatsink?
Would it help the memory to overclock by applying thermal paste to the RAM Sinks?
 
Removing the heatsink from the GPU shouldn't be hard. You remove a couple of screws, disassemble the thing and then essentially you just pull the heatsink away from the video card.
ESD? I know that seems like a huge concern, but as long as you discharge any static electricity by touching a bare metal portion of a case, you should be fine. Just don't wear wool or something.
Isopropyl alcohol. I use 70% but a lot of the folks here use 90%.
Not really. I do believe AC uses somewhat heat conductive thermal tape.

Just wondering what your pre-temps were and what they are now with the new cooler.
I just picked up a 4850 and also noticing the very high temps.

Well, I think right when I got it I was idling at low 70's and load was in the low 80's. But then I upped the fan speed to 100% and it idles at 55 and loads at 80. Then with the new cooler I'm idling at 41 and load is at 51. One thing you have to take into account though is that it's summer right now and its about 38 degrees in the room where my computer is. (All temps are in Celsius)
 
No, recently it's been like 32-33C outside and with 4 computers in the room it heats up quite a bit. No air conditioning either so it's been pretty hot, but that's just the past few days. Normally its probably around 27-28, but those temps were taken when it was that hot.
