MLS is one such tool but requires a real estate license. Is there another database out there for checking home sales in last few years in my area?

Negative. Zillow lists actual sale prices where they are available. Then they take these sale prices and project them badly.

Check and see if your newspaper is online, or go to library and check their archives.

They may have weekly listing of all sales that closed recently.

ZESTIMATE is a guesstimate based on actual sale prices

it doesn't do a very good job, it even gives itself a huge range of error

Zillow does has its uses definitely, but to determine the value of your house accurately it is not trusted

I do find it helpful though to get a good idea of your neighborhood

Yes, zestimates are crap. But zillow does show actual sales which is what the OP asked for.

These are the only 2 I have, if it's my first time making something I'll check either of these first, then try other recipes from random websites. If you're looking to learn techniques over actual recipes I'd check out some of the food network shows.

Is it mean to quote one who has posted in the wrong thread before they have an opportunity to edit their mistake?

Thanks for the responses folks... The one thing that wasnot clear when I visited Zillow before posting the topic was whether the reported sales prices were actuals or estimated. I assumed the sales prices were actuals but was not sure.

I'm trying to find comparable recent sales near my home to refute a bogus appraisal that was not based on "comparable".

I did not know about checking local paper online either...

You mean you cannot find any yourself? I doubt they will help you if you cannot Google the basics to begin with.

Agree, you can look at your state / county / town on line property tax database files. Or you can go down to the town hall and see the property tax assessor / collector's office. They have big books with all real estate listings in their area in them. Then you just need to sort it out based on Type of Home, SqFt, Lot Size to see if you are appraised correctly.

FYI: If you intend to file an appeal you may get better results with use of an attorney to research it and file it with the assessor.
