I thought I did read that awhile ago. Implied invitees would be mail men, deliveries, or someone offering a service on your behalf like PS&G. I do not think a for sales sign without an open house invite would imply a stranger offering no service to the owner free reign over their property.

I believe the other condition for entrance is if there was an emergency, obviously.

I'll double check when I get home. Nef at work at the moment.

I am pretty sure the homeowner doesn't mind a prospective buyer walking around and looking at the home as long as he isn't doing damage.

Yes.. I was on the property. But if you are trying to sell your house are you going to threaten people that come to look at it with trespassing? Don't you want them there? somebody obviously called his ass in. those homes probably weren't vacant and he looked like a burglar, scoping out houses.

Real estate agents generally arrange appointments ahead of time with the owner before visiting a property, unless of course its an open house. But if you are just looking outside, feel free. Knock first to see if I can answer questions/mind, because if I see you I'm coming outside anyway to try to sell the place. If I'm not home, just don't go inside - it's dangerous in there.

If you brought your wife or say your family to check out the house, I bet the cop wouldn't give you that much trouble. If you wanted to check out the house, just grab the pamphlet on the side of the for sale sign. If you wanted look around, go knock on the door.

If this was an open house thing, I think the cop would be totally tripping, but I don't think any cop's that idiotic to yell at you when it's clearly an open house.

Sorry, but if you were walking around front lawns and going around back even if there's no fence, that's crossing the line.

Try to look legit if you're going to do these things as in do it the right way. If you just want to cruise down a street, bring a notepad and write things down and then go grab those pamphlets. If you're even more serious, check out listings on your own first online and print those things out. Then get an agent to come show you around. Look for open house days.

two problems...not all signs have pamphlets...most only give a phone number and no details. Also he stated he wanted to avoid an agent, which is smart if you can.

I've looked at a lot of houses for sale, and almost always have looked around, even out back and in the windows. You guys must live in a tough neighborhood if a house with a big "for sale" sign is somehow off limits, or maybe people are more trusting around here. I called one seller and he gave me the code to go in and look around (one of the door lock things) and I don't think he even ask my name......:) Nice house by the way.....:)

These are vacant homes though, not with someone living there.

It's probably more of the nicer neighborhoods, when I bought my place some crackhead pulled an SUV up into my front yard; let out about 10 kids that all ran into my backyard. The sign was still up and we had just pulled up with the moving truck.

At first I was thinking they didn't realize the place sold and knew the prior owners. When I asked the guy to pull off the grass he told me it's how he parks when he wants to buy.

I told him I already did and he rounded up his kids who were screwing with the hose and trying to break into my shed and took his time leaving.

They looked decent, just no respect for crap.

We all have usually taken a peek around a place for us homeowners out there, but I am sure most of us were trying not to look like someone trying to break in.

In hot neighborhoods, owners don't have to deal with drive ups and many times have posted 'Appointments Only" on the sign.

It really depends on the owner. Some don't want strangers prowling around, others could care less if a potential buyer set up a tent waiting for his closing.
