Close on selling our home in 8 days...have had all the paper work filed...home inspector...assessor...just cleaning the house out and getting into our temp home.

Go down stairs to get some stuff to find a nice pool of water under the water heater...

To add to the stress of moving with 3 kids and a house full of boxes now Mr. Plumber gets an early morning call to replace the water heater!!!

ONE MORE WEEK...that is all I needed lol!

The water heater would likely have failed inspection anyway. This probably saved you some hassle down he road.

It was already inspected...7 days ago....I even called the guy who did the inspection to see if he 'did something' to it during inspection and forgot to 'undo it'

He said...no

It is leaking from inside the housing some where...not the drain hose or condensation pipe...the insulation is wet inside which I guess leads me to believe it is down for the count and needs to be replaced ASAP.

You have to chip in for the homeowner's insurance anyway, and so does the buyer. Do 'thereifixedit' on it, then when the buyer moves in, he pays $50, and gets a brand new water heater.

There, I solved it.

I could be dead wrong...but I didn't think home owners insurance covers things like wear and tear on mechanical's...


Maybe you are thinking about a 'home warranty'?

That was not requested by the buyer so it is not in the equation...

Yeah, home warranty was what I had in mind. Sorry, I got confused.

Yeah, there always seems to be something to screw up a house sale. Hope that was the only thing that's a speedbump for you.

Water heaters are cheap compared to what else could have failed at the last minute.

We were in the process of moving out about 5 years or so ago when the drain valve decided to split, shooting a spray of water into the front of the furnace (with pinpoint accuracy; and the front was taken off because I had grabbed the filter to go & get a replacement.) The spray of water was extinguishing the flames, but missing the pilot light & thermocouple that told the furnace that flame was present. FOOOOOOOM! as the unburned gasses ignited. 30 seconds later, FOOOOOOOM!
