I have seen this problem in a cad demo. Turns out the lines just seem to fit, yet a tiny piece is overlapped by the created triangles.

It's a trick, the second figure is not perfect. It's hard to see but if you look at 0:20, you should see a very small gap between the edges of the two triangles. That gap is where the extra unit of area comes from.
