Mobo not supplying full 5V rail - 3d games crashing!!

I've been having this problem for around 4-5 months now, but the only way I've avoided it is by not playing 3d games recently.

Basically when I play something like Operation Flashpoint, after a couple of minutes into the game (although sometimes straight away) the game will either reboot, or hang with a high pitched buzz coming from inside the PC.

Here's what I eliminated:

[*]Graphics card swapped by Gainward, same problem

[*]Power supply swapped for another, same problem. Power Supply supplies a full 5.00V to other mobo's that I have tried.

[*]Remounted cpu and northbridge heatsinks. Both run cooler than ever now, but still no change

[*]Temperature - same thing at high temp and icy cool.

This problem only ever happens in 3d apps (happens in 3dmark too). I can run the PC all day and night in windows at fairly high temps and nothing will ever go wrong.
I have a feeling its to do with the 5V supply.

Last week when I put all my components into my new case (ATC-111), I gave them all a good dusting, and my previous problem of 3D games crashing after 2mins or so vanished. My 5V rail also went back up to a healthy 4.91-4.96V when idle in windows.

But gradually it has crept downwards, now it idles at 4.71-4.81V. And the crashing has returned..

So my questions are:

[*]Could the low 5V rail be causing the 3d games to crash?

[*]How can I restore my mobo's 5V rail?

Why do you believe it is the +5v rail?
AGP Video cards run @3.3v, 1.5v, 0.8v.

Have you tried moving the RAM to a different slot?
Have you tried different RAM?

I'm starting to think its the RAM after all.

I tried it with one stick and the 5V went up to 4.83V (stable in all games).
Then put both sticks in, but reduced RAM timings to CAS3 (from CAS2). Now running at 4.83V easily enough.

Both RAM sticks operate fine on their own, so could something on the mobo to do with the memory controller be slightly off??

What is the RAM supposed to be at on CAS? Forcing it to go faster than it is spec'd to do might create problems.

Run MemTest to see if you have bad RAM. Also, if you have 3 slots for RAM try different configurations.
