Making an offer on a townhouse

I plan on making an offer on a townhouse today but wonder a couple of things. We're going to increase our offer above the asking price to include closing costs. The townhouse doesn't have AC but does have forced air heat. Is it possible to ask the seller to include the price of installing AC (~$3600) and get the contractor started on that?
 
Yes, that is absolutely possible. Just include it on the contract.

That said, why on earth are you paying over asking price in the current market, especially for a townhouse?! Perhaps you live in an area where this is normal, but have you run full comps, etc. to insure you're not just lining their pockets? A lot of sellers are paying closing costs these days.
 
Anything is possible. Hell I asked for the riding lawn mower the guy owned when I bought my last house and got it.

Assuming you are using a realtor, I'd ask them if the offer and request is reasonable. If A/C is something that is common, and this doesn't have it, then it makes it a harder sell. They might take the offer, they might not.

Your realtor will know the regional factors and realism of the offer much better than anyone here.

Thanks for the comment, as for asking over current price, while much of the US is in a depressed market, the northwest US is not. Prices continue to rise. Added to that is Intel's decision to open 2 new fabrication facilities in town, that's 6000 high income people looking to buy in the next 6-8 months. I'll check with the realtor about including that in the contract, it doesn't seem that outrageous. AC isn't all that common here, most of the adjoining properties don't have it. some do.

Check to see how long it's been on the market. If it's been on the market for over say, 30 days, you shouldn't be offering over the asking price.
 
Ask for it, if they haven't had many offers; they will counter. You can always try with another offer if the first one fails and the house is still in the market.

The house I just bought is within a few miles of three Intel sites, and not only did we pay asking but the owners covered closing costs and threw in their brand new LG refrigerator (score!)

No way I'd pay over asking on a freakin' townhouse. There are SO many going up around here.
 
So, I made the offer, they cover closing costs, include the new refrigerator and washer/dryer at their asking price.
