doesnt matter what price someone lists thier house at, they can refuse any contract offer that they dont want. They may very well have listed it at $1 to get people to go look at it, and then get in a bidding war over it.
 
Real estate agents are not allowed to look at other offers while one is on the table. The buyer can refuse the present offer and then see the next one, but they aren't allowed to poick and choose what offer they want. At least that is the way it works where I am from. If someone offers to purchase your home you either have to accept or refuse the offer. You can't see the other offers unless you refuse the current offer. You can go back to previous offers if a deal falls through, but you can't get into a bidding war so to speak.

That said maybe I'll offer them 90 cents...
 
Hmm, Ky is home turf.

I don't know about picking and choosing offers. I had my place in D.C. listed. 6 Offers in a day and a half. Heck yeah, I got to pick and choose. I even hit the winner up for a month free rentback. I did not go back and say to them 'your the winner I want more money'. I told them the truth that another offer was for more but that thiers seemed to be more sound on the financing so I'd like the free rent back to compensate.

 
Hey, enough with the Kentucky jokes. 😛 I'm a proud resident, and if you've ever been to KY, you'd realize what a beautiful state it is. Just don't stray to far into the hills, and you'll be able to keep away from the "manufactured homes" and toilet gardens in the front yards.
