Looking for houses can be SO frustrating

So basically, out of all the houses that I've looked at in the past few weeks, my #1 choice is currently pending for sale (found it out the same night I looked at it for the first time). However, I've heard through one of my relatives that happens to know the seller, that the buying party did not even put down any earnest money (and also won't have a downpayment whatsoever), was not pre-approved at all yet, and are allowed 15 days to get pre-approval per their agreement :|. It sounds like they are not in a financial standpoint to purchase this house, but who knows. At this point, only a few days have past since then, so there may still be quite a wait, yet I'm in a position where I'm undecided to wait it out or not.

Anyone else with similar experiences?

took me 6 months and then another 2 months waiting to close while the bank had their thumbs up their butts.
