Lending Tree (or similar)vs. Local Bank/Credit Union

my gf and i need a mortage,we have the 20%-30% downpayment..we have targeted a couple homes and are ready to buy.we are interested in a 20 or 30 yr fixed apr loan.
can Lending Tree offer me anything my local mom and pop banks cannot?

All lending tree does is send out your info and finds companies who will take you. I'm not sure if they have certain "deals" with these other companies or what. You can always try them and see who gives you offers. I think they give you 4-5 different offers at a time. Then check it against what your local bank does.

we are unofficially engaged, she isnt going anywhere nor am i..

Lending Tree is not a mortgage company, mortgage lender, or even a mortgage broker. They are what is known as a lead service, meaning they provide sales leads to mortgage companies. Giving your info to them guarantees telemarketing calls (all legal, even if you're registered do-no-call) for the next several months. The only thing any of Lending Tree's affiliated lenders/brokers could offer that your local bank couldn't would be damaged credit or alternative documentation programs.
Why don't you ask your realtor who they recommend?
