Hello all,

I'm preparing a lease termination document because I was advised that I should get everything in writing. I got the following form:


Landlord-Tenant Agreement to Terminate Lease

On the outside this apartment complex looks really nice. On the inside it is horrible, everything is old, the appliances the AC, the plumbing. We lived there for one year, and before we were moved in (while the apt was vacant for 6 weeks) we were told there would be new tiles and counters waiting for us. Nothing was new, we were LIED TO about there being a dishwasher, and after living there for one month we received notices on our door rudely telling us that we had to vacate for a day so they could do work! We were never compensated, and weren't allowed in our own apartment from 7am to 7 pm 2-3 times a week for two months! They even threatened to sue us if we didn't allow this, there were never any managers present during this work and the keys to our apartment were readily handed to people who didn't even speak English, and were merely hired as cheap labor. They would unlock our door without knocking at 7am, fortunately we had chain lock, although it provided a large gap for them to peer in. To make matters worse the work they did was as cheap as humanly possible; instead of replacing the counters they replaced the lining! They kept the old termite infested wood.

While we lived there our AC and heating frequently broke, and we'd have to wait days for it to be temporarily repaired. The water frequently would be turned off without any notice from the early morning until the late evening.

Finally, we couldn't take anymore, and broke our lease early. Upon moving out we paid the early termination fee in full, as well as a months rent while we were not living there. This was back in May, recently we received harassing phone calls saying that we didn't pay the termination fee (too bad for them we have a certified letter, and bank statements showing they cashed the check). We were told if we didn't pay that day it would go against our credit the next week. Yeah right, don't trust these con artists for a second. When we called the complex inquiring this matter they conveniently couldn't find our file and hung up.

If you're unlucky enough to be living there, make sure you record every single transaction with them, I'd even say to go as far as mailing the rent with a certified letter. The complex is a dump and the management are total con artists, if other renters have had the same horrible experience from living there I encourage you to report this company to the better business bureau , their actions are nothing short of criminal. http://www.bbb.org/

I know exactly how you feel!!!! Went through the same. Then they drag you to court and lie their ASSES off!! Their Lawyer is the same crooked!! Mr. Porter he judges you, even though HE don't even know you. And when the Judge asked for their paperwork "Oh we forgot to bring the right file" Because you don't have no file BITCH!!!! Then the Manager Bobbie brings her employees to Court and makes them lie under Oath!!!!! I did reported them to http://www.bbb.org I am glad they did not won in Court and I am out. Now they give to new places FALSE Information and I am in the process of hiring my OWN Lawyer!!!!! PE#OPLE STAY AWAY FROM this TERMITE/MOLD/FLOOD DANGER invested Place!!!!!!! Unless you don't want to live in PEACE!!!!

yes they invested all the money into the outside so it looks good getting to the ghetto - condominiums nobody wants!!!!




Got a very dirty apartment

The models they show you are very nice, but MAKE SURE you see your unit BEFORE you move in and get too far to back out. We were told that we were getting a newly renovated apartment with brand new appliances. Filthy, filthy kitchen floors and nasty grout...old dented fridge...no cabinet door closed right...inside of kitchen drawers COVERED with filth and rust stains. Grime and nasty stuff (and even marijuana seeds) just spray painted over and impossible to clean. Dingy walls, stairs cracked underneath carpet, railing unsecured. Upstairs intake vent stuffed with old junk mail. Bathroom's grout, floors, tile all disgusting. Discovered giant hole in closet lined with rat fur. We complained many times about the filth, a cleaning lady came out once to "look around", but it was never cleaned. Then we had to leave early when our house sale failed, and they were merciless with the penalties.

They lure you in and then give you hell.

Then they take you to court and have all their employees LYING!!!! But as I heard MISS SUPER DOOPER MANAGER BOBBIE got replaced afterwards, maybe she did not lie good enough!

I lived there for almost 2 years!!! In this 2 years apartment was 3 times flooded, invested with termites and covered in MOLD.

When you complain it is ignored. After 1 year they gave me an offer to re-new my lease, then some fancy Company bought the place and they wanted to raise the rent for $ 400, for what is the question?? TERMITES & MOLD???

Then they come in renovating HAHAHHAHAHAH new floor ripped, new Refrigerator dented, door frames ripped out (so the stove fit) then because they think you don't pay enough rent so they drag you to court and lie their ASSES off. TO BAD IT DID NOT WORK!!!!!

EVERYBODY PLEASE BE WARNED............ DO NOT MOVE IN THERE unless you like a lot of arguments w/ the management and can afford a Lawyer. ALL APARTMENTS have termites (nice covered up b4 you move in)!!!Oh DRUG DEALERS are welcome over there. Hard working, honest people are not very much appreciated there! I AM SO GLAD I AM FINALLY OUT OF THAT HELL HOLE

LR is the most prejudice COMPANY there is in TAMPA/FLORIDA!!!!!

It sounds all so familiar!!!!

I had the same problems!!! and then they lie, telling other places you were evicted even though it is not true!!!!!
