landlords-- need some advice

I have been living in my apartment for almost six years now, and its time to sign a new lease. My problem is that my apartment is kind of battered from six years of wear and tear, plus my appliances are all at least 17 years old (I checked their serial numbers with the manufacturers.) Do you think I could get a fresh coat of pain and a new washer/dryer for signing a new lease?
 
I'd look into other apartments and come into baraganing w/ something to "push at them," otherwise they might just say "if you want a new stove and a nice coat of paint, I'm not stopping you."
 
depends on your state law. If no law requires landlord to paint walls every x years then u may be out of luck. Mostlikely will be told that u can move out of u like. Also check the law how much landlords raise the price by when someone moves out of apartment. Could be that they can raise as much as they wants then they would love u to just move ou, they will paint the appartment and jack up the price
 
I pay right about what new tennants do, they raise my rent once a year, the amount depends on if I sign a month to month or 12 month lease. I am pretty sure that they are supposed to paint every 2 years...the paint isnt what I am so worried about, its the washer/dryer...the thing is so old that it takes 90 mins to dry a load of clothes...and every time the spin cycle kicks in it shakes so bad it does the dance of joy out to the middle of the hallway!!!
 
I would simply ask nicely and see what happens. maybe if you write them a short note riminding them what a good tennant you have been and how you think they may need to upgrade your appliances. I would say they should just for that reason, the appliances are owned by the apts. 6 yrs is a long time!
