Landlords: About to rent my house to 5 college students. Credit check on all of them?

probably the best thing you could do is let them think they are renting froma mafia leader and you are just a representative.
so they know if they break anything or damage anything they will be found on the bottom of the river wearing cement shoes.

credit check on college students? just make sure you have the first and last months rent plus a security deposit.

and if possible rent to asians. you're not a big landlord so hud rules dont apply to you.

all the places i rented in college, they ran my parents credit and had them cosign.

and i never trashed the places i lived in. my parents wanted their security deposits back.

Then call some random friend up and start talking to them as if you are part of the mob and you want to "hide it in the garage for a few days then get rid of it in the park".

Whne I was a property Mananger I rented a place to two girls in College who had their parents co-sign. With in a month they had a couple of Neo Nazi Skinheads move in with them. I mean real hardcore assholes with Hitler Posters, the Nazi Flag and Swastika's for Tatoo's. To look at the girls you'd have never guessed.

Needless to say their parents were shocked when I called them and reported to them what they little darlings had done. They girls were gone within a month.

Does your city allow 5 unrelated students to live together? Many cities have laws against that. Mine in particular won't allow more than 3.

Yeah, I think the consensus here is that you need to do everything you can to make the parents responsible, because if you're renting a house to 5 students, you can probably wager that they aren't honor students or anything.

Credit check their parents, make their parents cosign on the lease, collect first and last months rent and a security deposit.

Be strict about the clauses and strict about enforcing them.

You aren't doing this to be someone's friend, you are doing it to make money on your investment.

For the record, i am a college student, I live in a 1800 sqft house with 3 other college students and I have a fico of ~740. We taake care of the house, vaccuum every weekend, do dishes every day and clean the washroom once every 2 weeks.

THis house is immaculate, not all college students are the same!!

Oh, as well, my landlord didnt do credit checks on me, he and he didnt REQUIRE my parents to cosign. My damage deposit was 1 months rent and it was refunded early...

id go with what most people here are saying and run their paarents credit and have them cosign
