landlord keeps postponing repairs

My backdoor threshold is broken and I need to get it replaced as air is leaking into the house and critters could come into the house if wanted. Called landlord one month ago and he said he was going to fix it. Called two weeks ago and said parts were on order. It has yet to be fixed. What are the next actions I should take?

Read your lease regarding timely repairs. Additionally read up on your local laws regarding leasing and contact an attorney.

Dark and lonely on a summer's night.

Kill my landlord. Kill my landlord.

Watchdog barking. Do he bite?

Kill my landlord. Kill my landlord.

Slip in his window. Break his neck.

Then his house I start to wreck.

Got no reason. What the heck?

Kill my landlord. Kill my landlord.

C-I-L my land lord!

He's lying if he said the parts are ordered... generally, the parts to fix a threshold are in stock at home depot.

I had the same problem at the house I rent out; cold air was leaking in. I fixed it within 48 hours of being notified.

Open the window and leave the heat on full blast all day. Then tell him your heat is going way up because there's a huge draft. Once it hits his pocketbooks he'll probably fix it sooner.

Unless you pay for your own heat, then find something else that will cost the landlord more money.
